Land and lot loans generally do not require private mortgage insurance (PMI) because the higher down payment reduces the lender’s risk. However, interest rates are often higher than those for traditional home loans, and loan terms may be shorter. The lender will typically evaluate the property’s characteristics, such as access to utilities, zoning, and location, to determine the loan’s terms and conditions.

The pros of land and lot loans include the ability to secure land for future use, flexible loan types (raw land, unimproved land, or improved land), and the potential for long-term appreciation. However, the cons include higher down payments, higher interest rates, and stricter lender requirements. These loans are ideal for those with a clear plan for the property, but borrowers should be prepared for the additional costs and complexities compared to traditional home financing.
