By using the Platform, you acknowledge that you have read, understand, and agree to be bound by these Terms, our Privacy Policy, and any supplemental policies referenced herein. DOSS may modify these Terms at any time, and continued use of the Platform constitutes acceptance of the updated Terms.

2. Platform Overview

hōmhub is a peer-to-peer real estate commerce ecosystem powered by technology and artificial intelligence. The Platform enables users to:

• List and lease properties
• Search for real estate opportunities
• Access prequalifiable opportunities
• Connect buyers, sellers, and landlords
• Manage marketing and property listings
• Communicate via messaging features
• Conduct real estate business transactions

hōmhub is not an MLS and does not guarantee the accuracy or completeness of any listing or property data.

3. Eligibility

To use the Platform, you must:

• Be at least 18 years of age
• Have the legal capacity to enter into binding agreements
• Provide accurate and complete information during registration
• Comply with all applicable laws and regulations

We may suspend or terminate access for violations or suspicious activity.

4. User Responsibilities

Users agree to:

• Use the Platform for lawful purposes
• Verify all property information independently
• Follow all federal, state, and local real estate laws
• Not misuse or manipulate platform features
• Not upload harmful, fraudulent, or misleading content

5. AI-Powered Features and Limitations

hōmhub integrates artificial intelligence to enhance user experience. AI may:

• Assist with searches
• Suggest properties
• Generate recommendations
• Provide estimated insights
• Help automate content

6. Information Accuracy and Verification

Property data, financial estimates, market insights, and related information may come from:

• Users
• Third-party sources
• Public data
• Automated systems
• AI models

DOSS does not guarantee the accuracy, reliability, completeness, or timeliness of any data. Users must independently verify details related to pricing, condition, zoning, restrictions, taxes, valuations, or other factors before making decisions.

7. User Content

User content includes property listings, images, messages, documents, videos, descriptions, financial details, and other materials ("User Content").

By submitting User Content, you grant DOSS a worldwide, royalty-free, non-exclusive license to:

• Store, host, reproduce, and distribute the content
• Use content to operate and improve the Platform
• Create non-identifiable derivative data models

You represent that:

• You own or have rights to your content
• Your content does not infringe third-party rights
• Your content complies with applicable laws

We may remove User Content that violates these Terms.

8. No Professional Advice

The Platform, including AI tools and generated materials, does not provide:

• Legal advice
• Tax advice
• Brokerage services unless explicitly stated
• Appraisal or valuation guarantees
• Investment advice

All decisions should be made with assistance from licensed professionals.

9. Payment Terms

Certain features require fees, such as:

• Access Passes
• Application fees
• Subscription services for service providers
• Advertising or promotional upgrades

Fees are non-refundable unless explicitly stated.

10. Prohibited Uses

You may not:

• Post fraudulent or deceptive listings
• Misrepresent property ownership or authority
• Circumvent platform fees
• Collect or harvest user data without permission
• Use AI tools for harmful, unethical, or illegal purposes
• Upload viruses, malware, or malicious code

Violations may result in account suspension or legal consequences.

11. Intellectual Property

hōmhub, its AI systems, branding, data structures, software, and designs are the property of DOSS Group, Inc. Users may not:

• Copy or distribute platform content
• Create derivative works
• Use trademarks without permission

12. Third-Party Services

The Platform may display or link to third-party services. DOSS is not responsible for:

• Their content
• Their accuracy
• Their practices
• Services rendered by third-party vendors

13. Limitation of Liability

To the fullest extent permitted by law:

• The Platform is offered "as-is" and "as available"
• DOSS disclaims all warranties
• DOSS is not liable for damages arising from the use of the Platform, including reliance on AI-generated content

Your sole remedy is to discontinue using the Platform.

14. Indemnification

You agree to hold harmless DOSS, its officers, employees, affiliates, agents, and partners from claims arising out of:

• Your use of the Platform
• Your User Content
• Your violations of these Terms
• Actions or disputes between you and other users

15. Account Termination

We may suspend or terminate accounts for:

• Violations of these Terms
• Fraudulent conduct
• Misuse of AI
• Legal or regulatory requirements

16. Governing Law

These Terms are governed by the laws of the State of Texas. Any disputes must be resolved in courts located in Harris County, Texas.

17. Terms for Service Providers

Service Providers include photographers, inspectors, contractors, attorneys, title companies, handymen, stagers, landscapers, and other professionals using the Platform.

By using hōmhub, Service Providers agree to:

• Provide accurate business information
• Maintain required licenses, insurance, and certifications
• Deliver services professionally and ethically
• Not misrepresent qualifications, pricing, or availability
• Honor subscriptions or commitments made through the Platform

DOSS does not:

• Guarantee leads
• Set pricing for services
• Endorse or certify any Service Provider

Service Providers are solely responsible for their work and client interactions.

18. Terms for Wholesalers

Wholesalers must comply with all applicable assignment, disclosure, and real estate advertising laws.

Wholesalers agree that:

• They have legal rights to market and assign the contracts they list
• All wholesale opportunities must include full disclosure of wholesaler status
• Properties must be represented truthfully
• They must not falsely claim ownership of a property they do not own
• Expected repairs, valuations, and estimates must not be knowingly misrepresented

DOSS does not:

• Interfere in wholesale negotiations
• Guarantee buyer interest
• Validate contract assignability

Wholesalers assume full responsibility for legal compliance.

19. Terms for Brokers and Agents

Brokers and agents must:

• Comply with all applicable real estate laws and licensing rules
• Ensure disclosures required by their state or brokerage are displayed
• Not post MLS-restricted content without proper authorization
• Clearly disclose when they are acting in a licensed capacity
• Maintain brokerage supervision where required

DOSS does not act as a supervising broker unless explicitly agreed upon in writing.

20. AI-Safety Addendum

hōmhub is committed to responsible, ethical, and safe use of artificial intelligence.

AI systems on the Platform:

• Are designed to assist, not replace, human judgment
• May occasionally generate inaccurate or inappropriate outputs
• Should not be used as the sole basis for financial or real estate decisions
• May be improved using aggregated, anonymized user interactions
• Are monitored for harmful or biased outputs

Users agree not to use AI tools for:

• Fraudulent, harmful, or unlawful activities
• Generating discriminatory or misleading content
• Attempting to manipulate markets or users

21. Data Ethics Statement

DOSS Group, Inc. adheres to high ethical standards regarding user data.

We commit to:

• Collecting only the data needed to operate and improve the Platform
• Being transparent about how data is used
• Protecting user privacy to the fullest extent possible
• Using anonymized and aggregated data to improve AI
• Not selling personally identifiable user data to third parties
• Allowing users to manage or delete their data where legally required
