Second Home
Second home loans are mortgages designed for individuals purchasing a home they intend to use as a vacation property or a secondary residence, rather than a primary home or investment property. These loans are best for buyers who have stable finances and want to enjoy the benefits of owning a second property, whether for personal use or occasional short-term rental. Down payments for second home loans are typically higher than for primary residences, averaging around 10% to 20%. Most lenders require a credit score of at least 680, with higher scores often qualifying for better interest rates. Generally, the second home must be located at least 50 miles from the primary residence, though this requirement may vary by lender.
Second home loans usually do not require private mortgage insurance (PMI) if you can make a down payment of 20% or more. However, if your down payment is smaller, PMI may be required until you reach 20% equity. These loans often come with slightly higher interest rates compared to primary home loans, as lenders consider them riskier. Additionally, lenders may impose restrictions on the property, such as requiring it to be in a vacation destination or prohibiting full-time rental use.
